3. Property Assessments and Income Estimates
Any property assessment, income estimate, case study, revenue projection, uplift estimate, or comparison between short-term rental and long-term rental income is indicative only.
Actual results may vary depending on factors including property type, location, furnishing, styling, photography, market demand, seasonality, nightly rates, occupancy, platform performance, guest behaviour, strata by-laws, council rules, and NSW short-term rental regulations.
We do not guarantee any specific level of income, occupancy, bookings, profit, or return.
4. Short-Term Rental Regulations
Short-term rental accommodation may be subject to laws, regulations, planning rules, strata by-laws, building rules, insurance requirements, and platform policies.
In NSW, restrictions may apply, including the 180-day cap in Greater Sydney for non-hosted short-term rental stays. Some properties may also be subject to strata or building restrictions.
It is the property owner’s responsibility to ensure the property is legally suitable for short-term rental use. We may provide general guidance, but we do not provide legal advice.

8. Management Fees and Other Costs
Management fees, setup fees, cleaning costs, maintenance costs, platform fees, photography costs, styling costs, furnishing costs, and other expenses may apply depending on the services provided.
Any fees shown on this website are general only unless confirmed in a written proposal or agreement.
Platform fees charged by Airbnb, Booking.com, Stayz, or other booking platforms are separate from our management fees unless stated otherwise.
9. Owner Responsibilities
If you engage us to manage your property, you may be responsible for:
Ensuring you have authority to list and rent the property.
Ensuring the property complies with applicable laws, strata rules, insurance requirements, safety requirements, and platform policies.
Maintaining appropriate insurance.
Ensuring the property is safe, clean, functional, and suitable for guest stays.
Paying agreed fees, expenses, maintenance costs, repairs, utilities, and other property-related costs.
Providing accurate property information.
Approving required works, setup items, or repairs where necessary.
10. Cleaning, Maintenance and Repairs
We may coordinate cleaning, linen, maintenance, repairs, trades, or other services on your behalf.
Unless otherwise agreed, the cost of cleaning, maintenance, repairs, replacement items, consumables, emergency callouts, and contractor fees will be payable by the property owner or deducted from property revenue.
We may use third-party contractors or service providers to perform these services.
11. Guest Damage and Insurance
While guest screening, house rules, platform protections, and management processes may reduce risk, they do not eliminate risk.
The Urban Host is not responsible for guest damage, theft, loss, accidents, neighbour complaints, platform disputes, cancellations, or other guest-related issues except to the extent caused directly by our negligence or unlawful conduct.
We recommend that all property owners obtain appropriate short-term rental, landlord, contents, public liability, and building insurance.
12. Third-Party Platforms
We may use or refer to third-party platforms such as Airbnb, Booking.com, Stayz, Expedia, Google, pricing tools, channel managers, property management software, and other service providers.
The Urban Host is not affiliated with, endorsed by, or officially partnered with these platforms unless expressly stated in writing.
Your use of third-party platforms may be subject to their own terms, policies, fees, cancellation rules, and dispute processes.
13. Third-Party Links and Affiliate Links
This website may contain links to third-party websites or services.
We do not control, endorse, or accept responsibility for third-party websites, their content, privacy practices, services, or terms.

Where liability cannot be excluded, our liability is limited to the resupply of services or the cost of resupplying those services, where permitted by law.
20. Indemnity
You agree to indemnify The Urban Host against any loss, liability, claim, damage, cost, or expense arising from:

Platform Fee means any fee charged by a third-party booking platform.
Services means any service provided by The Urban Host, including assessments, proposals, management services, optimisation, communication, and coordination services.
